2023 will go down in history as one of the most trying years for builders in Southwest Florida. From rising costs of materials all the way to higher interest rates for buyers, it was the perfect storm for a plethora of problems for building industry.
Escalation clauses were front-and-center. Many buyers were hit with escalations exceeding well over $30,000, and were forced to come up with the money prior to receiving a Certificate of Occupancy and the rights to occupy the home. Several people lost their mortgages and their homes in the process. An army veteran lost his mortgage lock from a builder taking more than 18 months to finish the home. The rates went from about 4-6.4% in that time. He no longer qualified.
Imagine… you’re 16 months into the build of your custom home and the trusses aren’t even on yet. You have 2 months left for the builders to finish or you LOSE the home you’ve been dreaming of your entire life. At 18 months you hit the hard realization that all of that time, and a large sum of money was wasted. It’s devastating.
This is why we cap the number of homes we book monthly.
A huge part of the construction industry that needs to be fixed in Cape Coral, as well as all of Southwest Florida, is overbooking when the market heats up. We cap the number of homes that we take under contract each month to ensure that we can start and finish every home in a timely manner. It also:
